How to apply to rent a property

Have you found a property on the Properties page you’d like to find out more about? Here’s what you need to do next:

  1. Arrange a viewing: call us on 07 949 9229 to arrange a viewing.
  2. Application form: if you’ve viewed the property and would like to apply to rent the property, you can either apply online here or download the tenancy application form; fill it in; and return it to us. The information on this form will be used to assess your suitability as a tenant.
  3. Documentation: we’ll need to see your driver’s licence or passport before we can start processing your application. We’ll need to see the original documents, and will take photos of them.

If you are the successful applicant - what happens next?

  1. Upfront payment: a bond of 4 weeks rent will be required upfront, together with the first weeks rent in advance and the Letting Fee; which is 1 weeks rent plus GST. This must be deposited into our bank account or paid in cash.
  2. Pre-Tenancy appointment: We will arrange a Pre-Tenancy Appointment with you to sign the Tenancy Agreement. As we need to explain all your tenancy details thoroughly, please allocate up to 45 minutes for your Pre-Tenancy Appointment. Please do not be late otherwise we may have to delay the induction until a later time because we have other appointments scheduled. All tenants on the Tenancy Agreement will need to be present (people who will be legally responsible and that will sign the Tenancy Agreement).
  3. Utility Connections: It is the tenant’s responsibility to ensure your power, gas, phone, internet, etc have been connected into your name. We recommend that you use Fast Connect ( to arrange all of your connections.
  4. Tenant Contents Insurance: It is crucial that you take out your own tenant contents insurance. It is important to note that should your goods be damaged or destroyed by circumstances affecting the owner’s property (i.e. fire, storm damage, power outages etc) then your goods and possessions are not insured by the owner.

Moving In

  1. Rent: rent payments are due weekly or fortnightly in advance by Automatic Payment to our bank account. Please be aware that Hamilton Property Management has a zero tolerance policy for late rent payment. If your rent is late, we will contact you within 24 hours, and if required, we’ll arrange to visit you to collect the outstanding rent. If you think that your rent payment may be late for any reason, please contact us immediately.
  2. Induction:Please allow 45 minutes for the Induction. During the Induction we will review the Tenancy Agreement and go through the Property Condition Report together. We will take photographs (or video) to confirm the existing condition of the property. You will have a further 7 days to make any amendments if you find any issues not identified at this stage.
  3. Getting the keys:After all of this is completed, you will be given access to the property by providing you with the property keys. You will receive a full set for each tenant named on the Tenancy Agreement. Important – Keys will not be issued early
